How Goodyear grew
Goodyear started as a company farming town and stayed small for decades. Then, from the late 1980s on, master-planned communities spread across former farmland and up into the Estrella Mountain foothills. Today most Goodyear homes are post-tension slab construction from the 1990s, 2000s and 2010s, and a large share of them are now reaching the ten-to-twenty-year window when driveway, patio and pool-deck settlement becomes common.

Palm Valley
One of Goodyear’s earliest master-planned areas, Palm Valley has homes from the 1990s and 2000s, many on post-tension slabs. Golf courses and irrigated common areas keep soil wetter near some back walls, and settled patios and walkways are common.
Estrella
Estrella, at the foot of the Sierra Estrella and near Estrella Mountain Regional Park, was graded into hillsides. Many lots sit on engineered fill, with cut and fill transitions under homes and yards. Flatwork over deep fill settles first, and slope drainage needs more attention here than anywhere else in Goodyear.
PebbleCreek
PebbleCreek is a 55-plus community with homes built from the 1990s on, set around golf courses. Irrigation along fairways and mature landscaping beside foundations are the usual moisture sources.
Canyon Trails and Centerra
Newer neighborhoods on former farmland, where soil can vary from lot to lot and driveways and patios over looser fill are the most common calls.
Soil and water in Goodyear
Much of Goodyear sits on land near the Gila and Agua Fria river floodplains, where soils were laid down in layers of sand, silt and gravel. In the foothills, soils are thinner and rockier, and lots were leveled with fill. Both settings react to concentrated water. A leaking pool, a downspout pointed at the slab or a drip line along the stem wall can soften loose soil and cause settlement on one side of the house.

Neighborhoods around Goodyear Ballpark, spring training home of the Guardians and Reds, are typical of central Goodyear: 2000s post-tension homes with irrigated yards and plenty of flatwork. Hillside lots in Estrella
Hillside lots bring their own questions. Where a lot transitions from cut (native soil) to fill, the two parts of the slab can settle differently. During an evaluation on an Estrella lot, we look at the slope above and below the house, check how runoff travels during a storm and note where flatwork sits on deeper fill.
If piers are needed on a hillside lot, depth and layout depend on how deep the fill goes and what’s beneath it, and an engineer typically designs the pier plan.
What to check yourself
- Look for a step or widening gap where the driveway meets the garage
- Watch where water flows during a monsoon storm and where it pools afterward
- Check pool decks for tilting toward the house or cracks near the coping
- Look along the slab edge for grout patches with rust stains
- Notice doors that have started sticking or won’t latch

Goodyear’s newer neighborhoods drain through engineered retention basins and street systems designed to carry monsoon runoff away from homes. Those systems work well, but they only start at the property line. Inside each lot, it’s up to the yard grading and downspouts to get water to the street. When landscaping is added after construction, raised planters, rock beds and pavers often interrupt the builder’s original grading, and water that once ran off now pools against the house. Checking that grading after any major landscaping project is one of the simplest ways to protect a Goodyear foundation.

In Estrella, many lots were graded into hillsides with deeper fill, and in Palm Valley, irrigation keeps some soil consistently wet. As that soil consolidates over ten to twenty years, flatwork drops, and foam leveling plus drainage changes is the usual fix.
