Why we focus on Peoria and the West Valley
Foundation repair is local work. The soils, building practices and permit rules that matter in Peoria are different from those in Tucson, Dallas or anywhere else, and generic advice misses most of what drives movement here. Peoria’s housing ranges from 1950s and 1960s slab homes near Old Town Peoria to post-tension homes on hillside fill in the north, and the West Valley communities around it add their own mix.
Focusing on this area lets us know the patterns: which neighborhoods tend to have aging drain lines, which were built on graded fill, where golf-course irrigation runs along back walls, and which permit office handles which address.
How we approach every home
We look for the cause first
Most foundation movement in the West Valley starts with water reaching dry, loose desert soil. Before recommending piers or leveling, we look for the irrigation line, leak, downspout or drainage problem behind it. Fixing that is often the most important part of the repair, and sometimes it’s the only part needed.
We measure instead of guessing
Every evaluation includes floor-elevation readings across the house, mapped against cracks, doors and drainage. That shows where the slab has moved and by how much, and it gives you a baseline to compare against later.
We explain it plainly
You’ll get a clear explanation of what we found, what we think is causing it and what the options are, in writing. If a crack is cosmetic, we’ll say so. If a repair needs an engineer or a permit, we’ll explain why and what’s involved.
We recommend only what the house needs
Not every home needs piers. Many need foundation crack repair, a drainage correction or concrete leveling for settled flatwork. When a foundation is still settling, slab foundation repair with piers may be the right call, and we’ll show you the evidence.
What to expect at an evaluation
Plan on about an hour, depending on the size of the house. We’ll walk the outside first, then move room by room inside with a digital level, noting cracks, doors and windows as we go. It helps if you can point out what you’ve noticed and when, and if you have the build year, past repair records or a home inspection report handy. Before we leave, we’ll talk through what we saw, and a written summary follows.
What we won’t do
We won’t publish made-up reviews, invent statistics or show photos of other people’s work as our own. The photos on this site are stock images, labeled as such, until we have real project photos to share. We won’t pressure you to sign on the day of the evaluation. And we’ll always tell you when a job needs a permit, so you’re not caught off guard by an inspection or a buyer’s questions later.
Part of the community
We work across Peoria, from Old Town and the neighborhoods around the Peoria Sports Complex to Westbrook Village, Vistancia and the hills toward Lake Pleasant. We also serve the surrounding West Valley, from Sun City and Glendale to Goodyear and Anthem. If you’re nearby and have a question about a crack, a sloping floor or a sinking driveway, we’re glad to take a look.
Request an evaluation
The easiest way to reach us is the request form on this page. Tell us what you’re seeing, such as cracks, sticking doors, sloping floors or sinking concrete, and we’ll follow up to schedule an on-site evaluation at a time that works for you.
